Wright State’s Raider Row development makes room for four potential new tenants

A new commercial destination near Wright State is continuing to take shape, with plans moving forward for another building that could bring four new tenants to the growing development.

Woodard Development — a Dayton-based commercial development and construction firm — is requesting approval from Beavercreek’s planning commission to allow for the construction of an 8,000-square-foot multi-tenant retail building in the planned Raider Row development.

Proposed in January, Raider Row aims to unlock new opportunities for retail and restaurant growth near Wright State University (WSU). The project will feature nearly 20,000 square feet or retail, dining and community amenity space across several commercial buildings.

The development is expected to provide students with convenient dining options adjacent to campus, supplement on-campus food services and enhance the overall Wright State student experience. Raider Row has already secured its first tenant in Chick-fil-A, which will span 5,200 square feet and is currently under construction.

The newly-proposed multi-tenant building will sit on a 1.6-acre site which currently acts as an overflow parking lot for the university on the northeast corner of Colonel Glenn Highway and Presidential Drive. The proposal outlines plans for the structure to contain four tenant spaces, which could accommodate a mix of retail and dining options.

Jason Woodard, principal of Woodard Development, told the DBJ his firm is working with “several tenants” for the center and continue to get positive feedback. While specific end users have yet to be identified, Woodard said the overall development aims to attract a mix of food and beverage tenants, along with other amenity uses.

The project is meant to provide amenities for Wright State students, faculty and staff while serving the entire community,” Woodard said. “We are in close contact with Wright State to assure we are aligned on our development plans and tenant mix.”

The overall Raider Row project is planned as a phased development over several years, with specific configuration and tenant mix strategically targeted to meet demand and opportunity.
