Tipp City breaks ground on first-of-its-kind chain restaurant as retail revitalization gains steam
As a major retail revitalization project pushes forward into the next phase, a city north of Dayton has broken ground on a new chain restaurant – the first of its kind for the municipality.
Tipp City has officially broken ground on its first Chipotle restaurant, located at 952 W. Main St. in the spot of a former Burger King.
On May 6, 2025, Tipp City demolished the Burger King building within the Tipp City Plaza, which was part of the large-scale revitalization the plaza is experiencing to better suit the community’s needs.
Later, in the summer of 2025, city council documents stated “a new commercial business expressed a strong interest in the redevelopment and construction of a new facility on the former Burger King site.”
Miami County build permits from January 2026 show Chipotle plans to build a new, 2,400 square-foot facility valued at $300,000.
City Manager Eric Mack previously told the DBJ one of the city’s primary goals for 2026 was to attract new quick-serve restaurants to the plaza.
This property was designated as an outlot in the proposed conceptual plan.
“This groundbreaking is an exciting milestone for Tipp City, as it represents the first project within the plaza and a meaningful step toward bringing our conceptual plans to life,” Mack said. “Over the past two years, a great deal of work has gone into making this moment possible, from establishing the necessary legislation, including the TIF and NCA, to developing a vision for the site and actively working to attract quality retailers. We’re proud to see that effort beginning to take shape and look forward to continued progress.”
Woodard Development, a company with extensive experience in major commercial and residential developments in downtown Dayton and the surrounding areas, is a key partner in the plan and redevelopment of the area. This project also is heavily supported by the Tipp City City Council.
